A society NOC is not a deed, and it is not a municipal certificate. It is a letter from the managing committee: this housing society does not object to this act by this member — a transfer of shares on a sale, a charge for a home loan, a leave-and-licence, sometimes a renovation. A bank, a buyer’s lawyer, the next building’s office will ask for a photocopy. You can scan society NOC to PDF on phone in a minute and still fail the ask, because the file is a photograph of letterhead named IMG_4471, not a housing society no objection photocopy searchable by flat, share number, or the purpose under the round stamp.
This is not advice about whether the committee should have issued it. It is how to turn the sheet already in the file into one named, searchable PDF. On the device. Not in a shop. Not in a cloud scanner.
Why a housing society no objection photocopy has to be searchable
They want a photocopy of the society’s no-objection: letterhead, registration number, flat and wing, member as on the share register, the purpose, the committee date, the round stamp. Not a selfie of the sale deed. Not a crop of an occupancy certificate. A copy of committee permission, as if a xerox machine had seen the letter.
Society stationery is unkind to a shop lamp. A colour masthead, a faded rubber stamp over the last line, eight-point share digits, a Marathi block packed against an English purpose clause. A 3 in the flat number becomes an 8. The word mortgage a lender is hunting washes into transfer. The validity line — often ninety days — disappears into the fold.
A camera-roll JPEG fails later. The 2025 sale NOC is in the picture. It is not in the file. Search the phone for society NOC, or the wing, or no objection, and nothing comes back. A loan pack opens on Friday. You scroll Recents.
A housing society no objection photocopy searchable as a PDF is a different object. The sheet sits square. Optical character recognition writes the society, the flat, the member, the share number, and the purpose into an invisible text layer. A JPEG of page one cannot answer “is this the loan NOC or the sale NOC.” A text layer can.
This is committee permission. Not the OC. Not the khata. Not the deed.
The occupancy certificate is the corporation saying the building may be lived in. A society NOC does not make a tower habitable. It is the committee saying a member may do a named thing. Do not scan the OC and label it the NOC because both sat in the same plastic file.
The sale deed — and the rest of the property papers — is title. In a cooperative housing society the land is often in the society’s name; the member holds a share and a right of occupation. Banks still want the deed. They also want this letter. They are not the same photocopy.
A khata extract is the municipal account of the plot. Societies in Bengaluru still ask for it. It is not the committee’s no-objection.
A fire NOC is the fire department. A builder NOC is the promoter, usually on a first allotment. Neither is a housing-society letter. Read the masthead. If it does not name the registered society or the apartment association, it is a different paper.
The Maharashtra Cooperative Societies Act, 1960 is why this sheet exists in so many Mumbai and Pune files. Transfer of shares is restricted; the registered bye-laws say when the committee may object, and when it must write that it does not. Other states use apartment-ownership acts, society registration acts, or an RWA’s own rules. The stationery changes. The job of the photocopy does not: one society, one member, one purpose, named.
Sale, mortgage, and leave-and-licence are three letters. A transfer NOC for a buyer is not a charge NOC for a lender. A leave-and-licence NOC is not permission to knock a wall. Two purposes are two files.
A share certificate is membership. A no-dues letter is often asked with the NOC. Keep those as their own PDFs. Stapling them into the no-objection does not make you helpful. It makes the clerk hunt.
What the photocopy has to keep
Open the PDF before the paper goes back in the sleeve:
- Society or association name as printed, and the registration number on the letterhead
- Address of the building — the one on the masthead, not the one you remember
- Flat, wing, building, parking if the NOC names a slot
- Member name as on the share register, including the extra initial the secretary added. It may not match the deed letter-for-letter
- Share certificate number, distinctive numbers, or membership number if printed
- Purpose in full: transfer / sale, mortgage or creation of charge, leave-and-licence, gift or transmission, interior work. A cropped purpose is a cropped NOC
- Name of the other party if stated — purchaser, bank, licensee
- Committee meeting or resolution date, and the date of this letter. A NOC from March is not a NOC from September
- Validity if printed. Many sale NOCs die in ninety days
- No-dues line if it lives on this sheet. If no-dues came as a second letter, that is a second file
- Secretary, chairman, treasurer — whoever signed — plus the round stamp. A stamp that covers the flat number still has to leave the number readable
- Every annexure the committee bound with it, in the same order, including a reverse that only holds a seal
If the share number is creased, the stamp blooms, or the purpose line is in shadow, reshoot while the original is still on the table. A society NOC you cannot read is a rumour of permission.
A JPEG is not the photocopy they asked for. PDF versus photo is the same fork: a file you can attach to a loan portal and find two sales later, not a thumbnail that dies in a chat backup. Scan the issued letter, not “NOC applied” on WhatsApp, and not the acknowledgement the manager typed while the committee had not yet met. If they reissued after a name correction or a lapsed validity, the new sheet is the paper.
How to scan society NOC to PDF on phone
Treat the phone as the xerox machine. One purpose, one PDF.
- Pull only this letter. Share certificate, no-dues, the deed, the occupancy certificate, and the rent agreement stay in their own piles.
- Flatten the letterhead. Committee paper curls at the stamp. A glass at the far edge is enough weight. A fold through the purpose clause is a mortgage you will argue about.
- Side light on the round stamp. Flash turns wet ink into a black plate. Tilt until the flat number, the share digits, and the purpose are all readable through the stamp.
- Dark table under colour stationery. Society banners lose their edge on a white kitchen counter.
- Front, reverse, then every annexure. A “blank” back often holds the only seal. Landscape annexures stay landscape.
- Export PDF. Name it without the member’s account:

Letters are often bilingual. Marathi, Hindi, Tamil, Kannada sit in the same block as English — ना हरकत, अनापत्ति प्रमाणपत्र, எதிர்ப்பில்லை, ಆಕ್ಷೇಪಣೆ ಇಲ್ಲ. A society NOC carries a name, a home, a share number, a bank or a buyer, sometimes unpaid maintenance. Enough for a desk to believe the committee agreed. Enough for a stranger to map who lives on which floor, and who is trying to sell. Uploading it to a “free” scanner so the app can enhance the image is a bad trade. The shop xerox at least stays on paper you can shred. A cloud OCR copy lives on a machine you will never see.
Unlike a card you might mask before sharing, this photocopy is the permission in words. Blacking out the flat usually defeats the ask. If they asked for the society NOC, they asked for the letter as issued. The protection is not redaction. It is leaving that membership off machines you do not run.
Airplane mode is a blunt test: if you can still capture and OCR with the radios off, the letter did not leave.
